No More Land Swap: Prayagraj Body to Refund Plot Buyers with Interest


PRAYAGRAJ: The Prayagraj Development Authority (PDA) has made a significant announcement impacting thousands of homebuyers. The authority will no longer provide alternate land to allottees in its residential schemes who bought plots but did not take possession. Instead, they will receive a refund of their payments along with interest, promoting transparency and financial relief.

The official announcement, released on Friday, is anticipated to affect approximately 8,000 allottees across different residential projects.

Homebuyers interested in participating in a new residential scheme can apply to have their prior payment credited towards the new allotment. The PDA has clarified that alternate plots will only be available if the originally purchased land is free from disputes. For plots facing legal or possession issues, affected buyers will receive a full refund with interest, adhering to established protocols.

Various residential schemes, including Dev Prayag, Jhalwa, Neem Sarai, Ganga Darshan, Telierganj, Shantipuram, and Kalindipuram, have encountered significant delays. Over 800 allottees have yet to take possession, despite purchasing their plots years ago. Rishiraj, vice-chairperson of the PDA, mentioned that as part of the Sangam Mission, alternate plots had previously been allocated to over 100 allottees. This new policy aims to standardize and legally consolidate the process for all affected buyers.

Officials from the PDA noted that complications arose when some individuals bought plots at lower rates and subsequently sold them at higher prices. Possession will be granted for plots where registries have been completed and are free from disputes.

The authority encourages all affected allottees to visit PDA offices to initiate the refund process or explore options for adjusting their previous payments towards new allotments. This initiative represents a decisive step to streamline residential allotments, resolve longstanding possession issues, and preempt future disputes, ensuring fairness for genuine homebuyers.
