NEW DELHI: The Indian land market saw unprecedented activity in the first half of 2025, with approximately 2,900 acres sold across 76 transactions—exceeding the entire volume of 2024, which consisted of 133 deals covering 2,515 acres. A recent Anarock report indicates that land transactions in H1 2025 alone are valued at ₹30,885 crore, with potential revenue estimated at ₹1.47 lakh crore and a total development capacity exceeding 233 million sq. ft.
Among the top seven cities in India, the Mumbai Metropolitan Region (MMR) dominated with 24 land transactions covering over 433 acres, followed by Bengaluru with 15 deals for 182 acres and Pune with 13 deals over 214 acres. Importantly, Tier 2 and 3 cities are gaining traction, accounting for over 1,907 acres in just nine transactions—highlighting a significant shift in India’s real estate landscape.
Residential Projects Fuel Demand for Land
Of the lands sold, 54 transactions totaling over 1,200 acres are designated for residential developments such as apartments, villas, townships, and plotted layouts. Additionally, eight deals (48.4 acres) are meant for commercial projects, six (1,034 acres) for mixed-use development, and three sizable deals (537 acres) for industrial and logistics parks. The scope of use cases also includes allocations for a data center (2.4 acres) and a semiconductor equipment manufacturing facility (25 acres).
“From 2021 to H1 2025, more than 11,858 acres have been transacted across 423 deals nationwide for various developments. The complexity and scale of these transactions, which represent a combined development potential of 841 million sq. ft., demonstrate the maturation of the real estate market and the strategic significance of land as a key resource,” stated Mayank Saksena, MD & CEO – Land Services, Anarock Group.

Tier II/III Cities Rising
Notably, smaller cities such as Ahmedabad, Mysuru, Panipat, Amritsar, Coimbatore, and Indore have featured significantly in the top land transactions of H1 2025. This trend indicates a decentralization of land investment from major metropolitan areas, signaling a more mature market and geographically balanced economic progress.
Between 2021 and 2024, the NCR region led in both deal count (92) and total value (~₹26,100 crore), while MMR recorded the largest single land deal valued at ₹5,200 crore, covering 1,745 acres. Hyderabad also saw one of the largest transactions of 600 acres during this period. The report highlighted an increasing prevalence of joint development agreements (JDAs), which experienced a 150% year-on-year growth in 2024, indicating a shift towards collaborative models that enhance capital efficiency and risk management.
