YEIDA Approves Developed Plots for Farmers in Hathras, Agra

NOIDA: The Yamuna Expressway Industrial Development Authority (YEIDA) held a board meeting on Saturday, approving several significant proposals, including the allocation of developed plots to farmers, the development of 29 smart villages, and the establishment of urban centers in Hathras and Agra.

As part of its policy to allocate 7% of acquired land as residential plots for farmers, officials reported that 6,260 allotment letters have been issued across 29 villages, including Rampur Bangar, Atta Gujran, Chandpur, and Dankaur, with land development completed in eight villages.

For land acquisitions between 2007 and 2013, a government order dated August 29, 2014, specifies a 64.7% additional compensation under the No Litigation Incentive. Officials noted that the authority has disbursed Rs 2,835 crore to affected farmers through this initiative.

Under the first phase of its Master Plan 2041, YEIDA plans to develop 29 villages in Gautam Budh Nagar and Bulandshahr as smart villages. This initiative includes improvements in road construction, sewer and drainage systems, water supply, street lighting, parks, solid waste management, community centers, and cremation grounds.

Officials stated that work has been completed in nine villages, is ongoing in ten, and proposed in the remaining ten. So far, projects worth Rs 60 crore have been completed, Rs 78 crore worth of projects are underway, and another Rs 125 crore in development is planned for completion by December 2026.

The board also approved proposals for urban centers in Hathras and Agra. The objective is to transform Hathras into a modern industrial and residential hub, catering to large-scale manufacturing, agro-processing, logistics, and micro, small, and medium enterprises (MSMEs). This plan encompasses 2,000 to 4,000 hectares across 66 villages in Hathras. A tender was issued last month to engage a consultancy firm for the project.

The Authority also resolved to establish a structural audit policy for multi-storey buildings, in accordance with the Building Regulation 2010, governing layout approvals for buildings exceeding 15 meters in height.

To conduct structural audits, the Authority will assemble a panel of esteemed consultants, including experts from IITs, NITs, central universities, and other recognized institutions.

Furthermore, the board approved the revised design for YEIDA’s proposed office building in Sector 18, covering 27,800 sqm, featuring a themed vision, sustainable and eco-friendly standards, earthquake-resistant design, and universal accessibility.

The progress of the Noida Apparel Export Cluster Park was also reviewed. Of the 81 allocated plots, 65 allottees received checklists for lease deeds, 61 completed the deeds, 43 took possession, 16 obtained building plan approvals, and seven commenced construction.

The board additionally approved the construction of a cow shelter in Agra for stray animals and a 2.2 km access road to the Yamuna Expressway, estimated to cost Rs 2.15 crore, with necessary district administration approvals already secured.

The Authority also assessed its legacy stalled projects, where developers of seven out of eleven projects have paid 25% of their dues, amounting to Rs 402 crore, with 401 out of 6,828 flats registered to date.
