DEHRADUN: The Uttarakhand government has raised circle rates for properties statewide by 9% to 22%, averaging around a 15% increase in most areas. Rajpur Road in Dehradun, which saw a 9% rise, remains the city’s priciest location, with rates between Rs 60,000 and Rs 68,000 per square meter.
The last revision occurred in 2023, with increases ranging from 10% to 20% throughout the state. Officials noted that this adjustment comes just two years after the last one, driven by escalating construction activities and a growing demand for land.
Bansidhar Tiwari, vice-chairman of the Mussoorie Dehradun Development Authority (MDDA), informed TOI, “We sought a proposal regarding the circle rates and anticipated revisions from all 13 districts. After gathering their feedback and holding discussions, the decision was finalized and took effect on Monday.” He indicated that the revisions are expected to enhance state revenue. “Factors like extensive construction were considered in determining the new rates,” Tiwari added.
The most significant increase of 22% was noted along Thano Road in Dehradun, linking the city to the airport and Rishikesh. The segment from the RTO office to the Mussoorie bypass on Rajpur Road also witnessed a rate rise from Rs 55,000 to Rs 60,000 per square meter.
As with earlier adjustments, the guideline “closer to the main road, higher the rate” has been upheld. Properties within 50 meters of the main road attract the highest rates, followed by those between 50 and 350 meters, while land beyond 350 meters is valued lower.
This revision is likely to increase the prices of residential flats and commercial spaces, while simultaneously boosting government revenue from registrations.
