Uttar Pradesh: 1% Stamp Duty Relief for Women Buyers on Homes Up to ₹1 Crore


NOIDA: Women buying properties or land worth up to Rs 1 crore will now receive a 1% stamp duty waiver, following a recent update from the UP cabinet that raised the property cap for the discount from Rs 10 lakh.

In Noida and Ghaziabad, stamp duty ranges from 6-7% of the total flat cost, plus an additional 1% processing fee for registration. The updated limit, effective from July 29, allows women to save up to Rs 1 lakh during property registration.

Brijesh Kumar from the AIG-2 (stamp department) informed TOI that approximately 30% of properties registered monthly in Noida are in women’s names. Out of 1.8 lakh properties registered in the district during the 2024-25 fiscal year, over 73,000 were owned by women.

In FY 2023-24, about 1.5 lakh properties were registered, with nearly 60,000 under women’s ownership.

Experts in real estate believe this rebate will particularly benefit the mid-market segment, mainly attracting first-time buyers. It is also expected to encourage more families to register properties in women’s names, furthering goals of financial inclusion and empowerment.

Vipul Giri, President of CREDAI’s Ghaziabad chapter, remarked, “This initiative not only incentivizes women to participate actively in property ownership but also reflects a broader movement towards financial empowerment and gender equity in the real estate sector. It will promote joint ownership and increase formal asset holding among women, contributing to inclusive growth.”

New Era Flat Owners Welfare Association (NEFOWA) President Abhishek Kumar told TOI that the rebate will benefit buyers who are poised to register their properties; however, new homebuyers may not feel the financial relief, as the price of a 3BHK in Noida currently surpasses the Rs 1 crore cap.

“In Greater Noida, at least 30,000 flats priced between Rs 60-70 lakh await registration. This means a woman buyer could save between Rs 60,000 to Rs 70,000 in stamp duty. However, most new residential projects are priced above Rs 1 crore, so the cap should have been at least Rs 2 crore for Noida, where affordable housing remains a concern,” Kumar stated.

Some homebuyers have also noted that, in Delhi, women only pay 4% stamp duty based on the property value or circle rate, whichever is higher, while men are charged 6%, without regard to property price.

Meanwhile, state stamp and registration minister Ravindra Jaiswal has instructed all districts to update circle rates to align with current market property rates.

In Ghaziabad, the stamp department is actively conducting a survey to revise the circle rates.

The final draft of the circle rates revision is pending approval from the district magistrate in Noida.
