Ulhasnagar Civic Body Urges Citizens to Check Building Legality


ULHASNAGAR: To combat illegal constructions and safeguard homebuyers from fraud, the Ulhasnagar Municipal Corporation (UMC) is urging citizens to verify the legality of buildings before purchasing flats or commercial spaces. The UMC has stressed the importance of confirming whether a structure is authorized or unauthorized by consulting the Town Planning Department prior to finalizing property transactions.

The appeal, signed by Additional Municipal Commissioner Dhiraj Chavan, highlights the ongoing issue of unauthorized constructions in Ulhasnagar, which negatively impacts the city’s reputation. Many developers construct and sell flats without the required permissions from the municipal body, often deceiving buyers. When the UMC takes action to demolish or regularize these structures, it is the residents who bear the financial and emotional consequences.

Chavan advised buyers to verify all documents with municipal authorities to ensure that any building they intend to purchase has the necessary permissions, occupancy certificates, and approvals. The civic body clarified that they will not be held accountable for any losses incurred by buyers after demolition action is taken against unauthorized structures.

This announcement comes amidst Ulhasnagar’s persistent struggle with illegal constructions. In the early 2000s, approximately 855 unauthorized buildings were ordered for demolition following a directive from the Bombay High Court. However, due to significant protests and humanitarian considerations, the state government resolved to regularize many of these structures, offering temporary relief to numerous residents.

Yet, illegal construction persists. The UMC has demolished various unauthorized buildings over the years, particularly those deemed hazardous or in violation of urban development regulations.

Recently, controversy arose from a 16-storey building, Jhalak, which the UMC declared illegal for being constructed on a DP Road, thereby breaching planning norms. The corporation has initiated proceedings against the builder and cautioned residents against investing in similar projects.

The UMC’s latest initiative aims to enhance transparency in property transactions, curb illegal developments, and protect innocent citizens from fraudulent developers. Residents are urged to remain vigilant and verify all legal clearances before investing in any real estate projects in Ulhasnagar.
