AHMEDABAD: Recently, allegations of cheating and forgery have emerged against two land developers. The complainant, Bhavesh Patel, a resident of Bopal, has accused Ujash Shah and Sanjay Shah of Ethereum Infracon LLP of deceit.
According to Patel, he entrusted the accused with the development and marketing of numerous land plots in Ahmedabad district.
“We trusted their expertise after several meetings with them,” Patel stated. However, it was later revealed that the accused allegedly forged documents to sell the land to others without Patel’s consent.
Patel further claims the duo created a fraudulent Memorandum of Understanding (MoU) that included forged signatures. “They produced a fake MoU to assert ownership of our land and even got it notarized,” Patel mentioned. This MoU was reportedly used to mislead potential buyers and financial institutions, resulting in significant financial losses for him.
The situation escalated when Patel discovered that the accused misused a registered development agreement to acquire funds from third parties for other investments. “They started exploiting the agreement for personal gain,” Patel alleged.
Patel has submitted a formal complaint to the police, detailing the fraudulent activities and presenting the forged documents.
The complaint includes a list of properties allegedly sold using these forged documents, along with the names of individuals misled into purchasing them.
Additionally, Patel has pointed out the involvement of a notary who allegedly authorized the fraudulent MoU without proper verification.
A police case was filed on Wednesday under various sections, including BNS Section 316(2) (criminal breach of trust), 318(2) (cheating), 336(2) (forgery), 336(3) (forgery with intent to use it for deceit), 338 (forgery of valuable security), 340(2) (forged documents), and 342(2) (counterfeiting authentication marks). The accused reside in Naranpura and Memnagar.
