Thiruvananthapuram Tops State in Home Registrations


THIRUVANANTHAPURAM: In a significant boost to the capital’s real estate sector, Thiruvananthapuram has taken the lead in residential project registrations under the Kerala Real Estate Regulatory Authority (K-RERA) for the first half of the year.

From January 1 to June 30, the state capital recorded an impressive 1,068 residential units—marking the highest in the state and the only district to exceed the 1,000-unit milestone.

The latest data, released by the state government via the K-RERA website on Monday, shows Thiruvananthapuram’s ongoing momentum in real estate development. Ernakulam followed with 887 units, while Kozhikode saw 632 units, signaling a robust urban housing trend across Kerala’s major cities.

Other districts, including Thrissur (320), Palakkad (164), and Malappuram (113), also demonstrated notable activity. However, several areas, such as Alappuzha, Wayanad, and Kasaragod, recorded no registrations during the same period.

A senior official from K-RERA remarked, “Thiruvananthapuram’s success showcases increased investor confidence and the city’s growing appeal as a residential hub. We’re witnessing more structured and compliant developments, fostering long-term real estate stability in the state.”

Last year, Thiruvananthapuram ranked high as well. With the operational Vizhinjam Port and various IT projects underway, there is a surge in demand from NRIs and tech professionals from South Tamil Nadu seeking homes in the city. According to K-RERA figures, the number of residential buildings increased by 44% between 2021 and November 2023.

S N Raghuchandran Nair, president of the Trivandrum Chamber of Commerce and Industry (TCCI), noted that Vizhinjam Port has transformed the landscape for Thiruvananthapuram. “Beyond the port, numerous IT companies are setting their sights on this city. Moreover, Thiruvananthapuram is emerging as a major healthcare destination with many hospitals coming up. Given these factors, the capital city is poised to become the next real estate hub,” he added.

Currently, the real estate hotspots in Thiruvananthapuram include Sasthamangalam, Kazhakkoottam, Kowdiar, Kumarapuram, and Kuravankonam. The demand for apartments along NH-66 at Akkulam and Kazhakkoottam is particularly high, with affordable living costs being a significant draw. Furthermore, with the launch of major IT firms like Accenture and HCL, more young professionals are opting for Thiruvananthapuram over other locations.
