THIRUVANANTHAPURAM: The city’s IT sector is on the brink of significant changes, with numerous projects underway in Technopark Phases I, III, and IV.

Technopark is anticipated to create at least 50,000 jobs through these new IT spaces. CEO Sanjeev Nair emphasized that the developments across the three phases are set to transform the IT landscape in Thiruvananthapuram. “Our focus currently lies in maximizing the utilization of available land and completing ongoing infrastructure projects in Phases I, III, and IV. Once these are fully utilized, we will explore further expansion based on feasibility studies, demand evaluations, and the availability of land free from encumbrances while adhering to regulatory guidelines,” he stated in an interview with TOI.

In Phase I, the Brigade Group’s first IT building, Brigade Square (covering 1.85 lakh sq. ft.), is nearing completion and is expected to go live in the coming months. Construction on the World Trade Centre by Brigade, with almost 1.5 million sq. ft. of built-up space, will also commence soon. Additionally, a new IT building named Kallayi, totaling 50,000 sq. ft., will be inaugurated in Technopark Phase I.

Chaliyar, a prefabricated 50,000 sq. ft. building, is on track to become a hub for Global Capability Centers (GCC), with an expected completion date of December 2025. It will be developed as a co-working space based on the ‘GCC Boilerplate’ model for swift GCC entry into Thiruvananthapuram. Moreover, Caspian Techparks India Pvt Ltd will establish a 1 lakh sq. ft. IT building (currently in the design stage) on 81.42 cents of land within the Phase I campus.

In Technopark Phase III, Taurus Investment Holdings India plans to initiate the second phase of the Taurus Downtown Trivandrum Project early next year. The first phase, Niagara Building, offering 1.5 million sq. ft. of leasable space, has been completed and is now occupied by Fortune 500 companies, GCCs, and various enterprises. The establishment is further bolstered by Global Public School, which has opened admissions for its new campus in Phase III for the June 2026 session.

In Phase IV, TCS’s new campus, featuring a 1.2 million sq. ft. IT building, is expected to be completed by January 2026. Work on the first IT building of the Quad project in Phase IV is also set to begin shortly. There are several expressions of interest (EoIs) currently under discussion for leasing land in Phases III and IV, according to sources affiliated with Technopark.

Over the past six years, an additional 46.47 lakh sq. ft. of IT space has been constructed in the state. Of this, 20.97 lakh sq. ft. is located in Technopark, 22.62 lakh sq. ft. in Infopark, and 2.88 lakh sq. ft. in Cyberpark. Additionally, a total of 45,869 new jobs have been created during this period, with 15,000 at Technopark, 29,700 at Infopark, and 1,169 jobs at Cyberpark.
