HYDERABAD: The Telangana Real Estate Regulatory Authority (TGRERA) has imposed fines on three developers for delays in project delivery and other violations of the Real Estate (Regulation and Development) Act. The orders were issued on September 29.
In the first case, Sumit Kumar Soni and Ranjana Bansal from Gachibowli filed a complaint against Jayathri Infrastructures Pvt Ltd regarding the ‘Sky Exotica’ project in Gopanpally. They claimed they paid Rs 30 lakh but received neither a refund nor an allotment, and construction never began.
The authority ordered the developer to refund the total amount with a 10.8% annual interest from the date of the MoU, to be completed within 90 days. Additionally, TGRERA imposed a penalty of Rs 18.3 lakh for marketing flats without project registration, which must be paid into the TGRERA fund within 30 days.
In a second case, complainant Shiva Shankar Reddy accused Sunrise Constructions from Ramachandrapuram of failing to deliver a flat in the ‘Sunrise Abode’ project despite promises made in October 2022. Reddy reported spending nearly Rs 55 lakh on a flat priced at Rs 67.2 lakh. TGRERA directed the promoters to finalize and register the sale deed for Flat No. 411 within 30 days, conditional on the buyer settling the remaining amount, and imposed a Rs 5 lakh penalty for violating disclosure norms.
The third complaint was filed by Anuparthi Sandhya Rani of Uppal against Krithika Infra Developers for the ‘Sheshadri’s Silver Oak’ project in Boduppal. Rani stated she paid Rs 54.2 lakh, but there was no project development despite multiple promises. The authority instructed the promoter to refund the amount with 10.75% interest from November 5, 2022, to be completed within 30 days.
