Telangana RERA Criticizes Kavuri Forest Nest Developer for Neglect


HYDERABAD: The Telangana Real Estate Regulatory Authority (TGRERA) has instructed the developer of Kavuri Forest Nest to uphold the maintenance of community common areas as per the sales agreement.

This order followed a collective complaint from 10 villa owners against developer Kavuri Ravi Kumar and the Kavuri Forest Nest Villa Owners’ Maintenance Mutually Aided Co-operative Society.

The complainants reported that the developer halted several service provisions since June 2024, despite a contractual obligation to maintain the project for five years post-handover at a rate of 50 per square foot, while also seeking extra charges. Among the issues raised were suspended road sweeping, inadequate security, poor garden maintenance, and non-functional amenities like the clubhouse, gym, and swimming pool at the Lemoor Road, Tukkuguda villa project.

TGRERA asserted that the developer’s obligation to maintain common areas persists until the conveyance process is completed. “The respondent cannot unilaterally modify or cease services due to the residents opting to enhance them through their Association,” the order indicated.

‘Ensure maintenance without compromising service quality’

TGRERA clarified that the Association cannot request services that exceed those specified in the Agreement of Sale. Any enhancements, additional staffing, or external maintenance must be determined and financed by the Association.

Under Section 37 of the RERA Act, 2016, the authority has mandated, “The developer must continue maintenance without diminishing service quality or imposing additional fees. The project name, ‘Kavuri Forest Nest’, must be mentioned in all communications. Any deviations from the established plans will incur penalties,” it stated.
