HYDERABAD: The Telangana Real Estate Regulatory Authority (TG-RERA) has issued a warning to promoters, developers, real estate agents, and advertising channels regarding misleading pre-launch advertisements targeted at homebuyers, which lack valid TG-RERA registration.
The authority stressed that enticing buyers or soliciting investments before obtaining formal registration is a direct violation of the Act. According to the Real Estate (Regulation and Development) Act, 2016, all real estate projects exceeding 500 sq m and apartments with more than eight units must be registered with TG-RERA.
Developers can only advertise, market, or sell units after the Authority has thoroughly examined the project details and assigned a unique RERA registration number, which must be prominently featured in all marketing materials.
As part of enforcement actions, RERA has issued show-cause notices to various project entities for promoting ads that did not display the required registration number. Entities under scrutiny include Godrej Properties, Navanami Elevate Project, Vertex Viraat Project, Swargaseema Ameya Project, and Thirumala Hills.
While some companies did display the registration number, their advertisements often failed to comply with RERA guidelines. In particular, Swargaseema Construction’s Ameya project was found to have significant violations, including inappropriate font sizes and the absence of the complete project name. Furthermore, despite being registered as a ‘layout,’ it was misleadingly marketed as a ‘full residential project.’
