HYDERABAD: Following record revenue from land sales in key western sectors, the Telangana government is focusing on the next growth area on Hyderabad’s outskirts, auctioning valuable land parcels in Osman Nagar near Tellapur.
After successful auctions in high-end locations such as Raidurg, Kokapet, Gopanpally, Gachibowli, and Budwel, the government is now offering approximately 48 acres of land in Osman Nagar, conveniently situated near the Financial District and Outer Ring Road.
Sources indicate that the government has resumed land auctions after a three-month hiatus to raise funds between ₹4,000 crore and ₹5,000 crore for welfare initiatives like Rythu Bharosa and other public services.
The auctions are scheduled for March 10, 13, and 16, with a starting price of ₹39 crore per acre. Officials expect to generate revenues ranging from ₹3,000 crore to ₹3,500 crore.
“For the first time, lands in Osman Nagar are available for auction. Recently, in Raidurg, the government sold one acre for an impressive ₹177 crore, while in Kokapet’s Neopolis, the sale price was ₹152 crore. Currently, land prices in Osman Nagar are estimated at ₹40 crore to ₹50 crore per acre,” stated a senior official from the Telangana Industrial Infrastructure Corporation.
Seven major land parcels, each ranging from 4 to 10 acres, will be auctioned. Several prominent developers, including Rajpushpa, have already initiated residential projects in the Osman Nagar-Tellapur area, increasing investor interest.
The parcels fall under a mixed-use zoning category, permitting commercial, residential, retail, healthcare, and entertainment developments. Their proximity—just two minutes from the ORR, 15 minutes from the Financial District, and 30 minutes from Hi-Tec City—is viewed as a significant advantage.
