Sporta Technologies, the parent company of the fantasy gaming platform Dream11, has secured a long-term lease for an office space spanning four floors in a commercial tower located in Mumbai’s Worli area.
The deal involves total rental payments close to Rs 300 crore over the lease duration, marking one of the largest single-tenant office agreements in the city this year.
The company has signed an agreement with K Raheja Corp to lease a 169,250 sq ft office space in the Ascent Worli project on Sudam Kalu Ahire Marg.
This lease, lasting 60 months and featuring a 36-month lock-in period, includes monthly rent of Rs 5.07 crore, which will increase by 4.75% each year.
As part of this agreement, Sporta Technologies will occupy offices on the 4th, 6th, 7th, and 8th floors and will have exclusive access to 135 car parking spaces, according to data from the real estate analytics platform CRE Matrix.
The premises were handed over in August, with the lease officially recorded on November 17. A rent-free fit-out period of five months and 27 days is included, allowing for a complete interior setup prior to staff relocation and the start of operations.
Sporta Technologies has provided a security deposit of Rs 30.46 crore and an additional Rs 1.26 crore for CAM deposits, with maintenance fees set at Rs 25 per sq ft monthly.
Although Dream11 refrained from commenting on the news, the company did announce its move to a new office on social media this week. An email inquiry to K Raheja Corp has yet to receive a response.
The Worli area in central Mumbai continues to attract major tenants from sectors such as technology, consumer platforms, financial services, and corporate businesses, all in search of premium commercial spaces. This micro-market is notably favored for its connectivity, surrounding Grade-A properties, and proximity to residential districts.
