RLDA Seeks Bids for Railway Land in Mumbai

MUMBAI: The Rail Land Development Authority (RLDA) has launched e-bids for leasing prime railway land in Mumbai for residential and commercial projects. The sites available include a 10,801 sq m plot in Mahalaxmi, a 23,047 sq m plot in Parel, and a 45,371 sq m plot in Bandra (East), each with a lease period of 99 years.

The reserve prices for these sites are Rs 993 crore for Mahalaxmi, Rs 1,734 crore for Parel, and Rs 5,365 crore for Bandra (East). Positioned near major business hubs and transport links, these locations hold significant appeal for developers. Bids for the Mahalaxmi and Parel sites are due by October 14 and November 3, respectively, while the deadline for the Bandra (East) site is November 12.

The Mahalaxmi site features a Floor Space Index (FSI) of 4.05 and has excellent connectivity via Dr. E Moses Road and Shakti Mill Lane, positioned alongside the railway line near Mahalaxmi station. An RLDA official stated, “The site is close to the Science Centre Metro station, offering great access to key business areas such as Lower Parel, Nariman Point, and BKC.”

For the Parel site at Supari Baug Colony, the FSI will also be 4.05. The land has a clear title, is unencumbered by encroachments, and is easily reachable from the main 36-meter-wide Ambedkar Marg. “It is conveniently close to major business zones and established residential areas,” noted the RLDA official, adding that the last date for bids is November 3.

The third site in Bandra (East), adjacent to the Western Express Highway, has an FSI of 4. This location benefits from good connectivity through Station Road, making it ideal for developing commercial spaces like shops and restaurants. It is also conveniently located 300-500 meters from Bandra station and about 1.5-2 km from a future Metro station. A senior railway officer remarked that the Mahalaxmi plot is currently an empty area overgrown with weeds and shrubs. “The aim is to develop this valuable property rather than profit from it. RLDA is inviting e-tenders to attract developers who can transform this land into thriving residential and commercial spaces on a long lease.”
