JAIPUR: Following its board’s announcement in October regarding the change of land use in industrial areas, the Rajasthan State Industrial Development and Investment Corporation (RIICO) has invited applications from industrial plot allottees seeking approval for alterations in the permitted activities on their plots.
This initiative aims to make land use in industrial zones more practical, transparent, and in tune with contemporary industrial demands. Applicants will need to pay additional fees for the approval.
Recently, RIICO launched an online portal allowing industrial plot holders interested in changing their activity to submit applications along with necessary documentation and a non-refundable fee of ₹25,000.
A RIICO official mentioned that applications will be reviewed, and final approval for activity changes will be granted upon receipt of the applicable charges.
According to the new guidelines, transitioning land use from industrial to commercial will incur a fee equivalent to twice the prevailing industrial rate for that area. Changes to residential or institutional uses will be charged at 1.5 times the rate, while mixed-use developments will be subject to the maximum applicable rate.
Conversely, converting from commercial to industrial or residential use will only cost 0.10 times the industrial rate. RIICO has capped non-industrial conversions at 20% of the total area within an industrial estate, although its Infrastructure Development Committee (IDC) may consider proposals that exceed this threshold.
The corporation anticipates this move will provide businesses with greater operational flexibility, increase state revenue, stimulate industrial growth, and create new employment opportunities throughout Rajasthan.
