JAIPUR: The Urban Development and Housing (UDH) department has announced a ban on specific commercial activities in residential areas throughout the state, effective immediately. Activities such as warehousing, storage of all types of goods (flammable and non-flammable), wholesale markets, weighbridges, and oil or gas depots are now prohibited in residential zones.
Previously, these businesses could operate with special permits. The new regulations are designed to eliminate these allowances, aiming for greater clarity in urban land use across Rajasthan. These changes impact various land use categories, including residential, commercial, industrial, public and semi-public, recreational areas, transport hubs, tourism zones, peripheral control zones, and mixed-use areas.
A senior official from UDH stated, “The modifications in land use have been enacted through amendments to the Development Promotion and Control Regulations, limiting several activities in diverse land use zones. The updated regulations also encompass lands reserved for truck and bus terminals as well as areas regulated for highway development.”
The new restrictions demonstrate a proactive approach to urban planning. Officials intend to alleviate confusion for residents, minimize disruptions caused by mismatched land uses, and provide clear guidance for municipal authorities and potential investors. These changes are also in line with recent central government directives aimed at reducing compliance burdens and deregulation across states.
