Rajasthan RERA Website Offline During Key Property Season

JAIPUR: The Real Estate Regulatory Authority (RERA) of the state has experienced significant technical issues over the past month, rendering its website inoperable. This has hindered both homebuyers and developers from verifying property statuses for potential purchases.

The timing of this glitch is particularly inconvenient for buyers wanting to invest during the festive season, which is traditionally seen as an auspicious time for property transactions. Many are left unable to determine whether housing projects are officially RERA-registered.

Since August 28, the portal has only displayed information on past projects, with new listings being completely inaccessible. Ankur Tiwari, a hopeful homebuyer, expressed frustration, stating, “It’s peak festival season, the ideal time to buy property. After seeing an ad in the newspaper, I wanted to confirm whether the project was RERA-registered, but I couldn’t access the necessary details.”

Similarly, Pradeep Singh, another potential buyer, remarked, “I’ve informed RERA authorities about this issue, but no action has been taken. I submitted complaints through the Sampark portal and directly to RERA officials, yet there has been no resolution so far.”

Property developers are also feeling the impact of this prolonged disruption. The deadline to submit the annual audit report looms on September 30, and without a functioning website, compliance with this requirement is impossible. Industry experts warn that such delays may interfere with business activities and harm regulatory transparency.

Mukesh Chaudhary, owner of GC Infra, stated, “There has been no communication regarding an extension for the audit report deadline. We have been trying to meet this requirement for the past month but have been unsuccessful. This is a significant problem for developers, as buyers need to verify project credentials online before proceeding.”

This technical breakdown follows closely on the heels of the launch of Raj RERA 2.0, introduced in May by the urban development and housing minister, Jhabar Singh Kharra. While the updated platform went live in August, users—both developers and residents—have encountered numerous accessibility challenges and functionality issues from the outset.

Veenu Gupta, chairperson of RERA, commented, “We are currently transitioning from RERA 1.0 to 2.0, and such upgrades typically take about a month to fully implement. While these enhancements can lead to some disruptions, most issues have already been resolved. The system should be fully operational within the next 7-8 days, and I am overseeing the progress daily.”
