PWD Chooses 7 Sites for Delhi Redevelopment Project


NEW DELHI: The Public Works Department (PWD) has identified seven residential land areas for a redevelopment and commercialization initiative through a public-private partnership (PPP) model, officials confirmed on Friday.

Officials have selected seven sites – Vikas Bhawan-1 (ITO), Timarpur, Gulabi Bagh, Kalyanvas, Probyn Road, Sindhora Khurd, and Sindhora Kalan, as part of this redevelopment project aimed at addressing future housing needs and optimizing public land usage.

“The information regarding land sizes and existing structures at these sites has been provided to the National Buildings Construction Corporation (NBCC). After receiving their PPP proposal, we will proceed with the project,” stated a PWD official.

NBCC, a government-owned public sector undertaking, has a history of executing similar redevelopment projects, including the construction of high-rise buildings in government housing complexes at Kidwai Nagar, Sarojini Nagar, Nauroji Nagar, and Kasturba Nagar.

Among the selected locations, Vikas Bhawan at ITO serves as one of PWD’s largest office spaces, accommodating several Delhi government departments such as the Excise Department, Delhi Urban Shelter Improvement Board (DUSIB), Environment Department, and Delhi Commission for Women (DCW).

The redevelopment plan under the PPP model aims to revitalize these housing colonies, offset costs by permitting the construction of private offices and retail units, and potentially selling leftover land parcels to private developers, officials noted.

Gulabi Bagh, Sindhora Kalan, and Sindhora Khurd colonies in North Delhi comprise approximately 1,200 government quarters of types 1, 2, and 3, earmarked for redevelopment.

Additionally, in the Civil Lines area on Probyn Road, the PWD oversees 16 type 5 residential quarters, along with 90 type 3 quarters in the Timarpur area, selected for the initiative. In East Delhi’s Kalyanvas area, 70 type 2 flats designated for government accommodation will also be encompassed in the redevelopment project.

Currently, many of these colonies are aging and in poor condition, with the goal of replacing them with modern, sustainable infrastructure, officials explained.
