MOHALI: The Punjab Urban Development Authority (PUDA) has revoked the Change of Land Use (CLU) permission for 1.21 acres previously allotted to a private developer for an industrial park project in Mohali. This revoked land is part of a larger 56.53-acre area authorized for industrial development in the villages of Drari and Dhurali, Mohali tehsil.
As stated in a public notice from the state directorate of town and country planning, the developer was initially granted CLU approval for 51.4 acres on August 29, 2018, with an additional 5.13 acres approved on January 29, 2019. The complete layout plan for the 56.53 acres was sanctioned under the Industrial Park Policy on October 30, 2019, and the notice was endorsed by the chief town planner of Punjab.
Following a complaint regarding ownership of part of the land within the designated CLU area, the department provided opportunities for personal hearings to both the complainant and the developer. After a thorough review, it was determined that the CLU for the disputed 1.21 acres (9 kanal 15 marla) should be revoked, as it is owned by the complainant. This land is recorded in multiple khasra numbers in Drari village.
The notice further explained that the revoked area affects several elements of the developer’s approved layout plan. This includes industrial plots numbered 1 to 8, 12 to 16, and 19 to 111 (entirely), as well as parts of plots 11 and 18. Additionally, all supported Commercial Site Office (SCO) sites in Pocket-1—totaling 88—along with their associated parking, toilet facilities, and six bay shops, fall within the impacted khasra numbers. A designated plot for water works is also affected.
Given that the land is part of joint ownership (mushtarka khata), PUDA has instructed the developer to submit a revised layout plan that excludes the revoked area, once verified. This updated plan must obtain approval from the appropriate authority. Furthermore, a separate public notice will be published before the new layout plan is approved.
