US-based OpenAI has selected Delhi for its inaugural office in India, leasing a 50-seater space from premium flex workspace provider CorporatEdge, according to two sources familiar with the matter.
This August, OpenAI CEO Sam Altman announced plans to establish an office in India.
The sources indicated that the company specifically sought a location in Delhi, ruling out the business hubs of Gurugram and Noida.
“This deal underscores the significance of AI firms as substantial players in commercial real estate moving forward,” one source remarked. “These companies tend to favor managed office spaces over traditional office setups.”
OpenAI did not respond to an email inquiry, and CorporatEdge opted not to comment.
“The AI adoption in India has been remarkable—ChatGPT users have quadrupled in the last year, and we are keen to invest more in India!” Altman mentioned in a post on X in August.
CorporatEdge, which recently leased 51,000 sq ft at Godrej GCR in Gurugram, is projected to end this fiscal year with a total operational and signed portfolio of 590,000 sq ft.
Additionally, the company has leased 36,000 sq ft in Dubai as it expands internationally.
According to property consultancy CBRE, India’s flexible office stock is anticipated to grow to 125 million sq ft by 2027, up from 80 million sq ft in 2024, with the Delhi-National Capital Region expected to account for nearly a quarter of this growth.
Credit rating agency Icra also noted a significant shift in occupier behavior, with large enterprises now constituting 55–60% of demand, marking a notable change from the startup-focused era.
