NEW DELHI: Noida is evolving from an affordable housing market to a premium and luxury real estate hub, a position previously held exclusively by Gurugram in the Delhi NCR region.
With the launch of a new international airport, property developers aim to attract corporate clients by offering high-end residences priced up to ₹40 crore, in collaboration with leading hospitality firms.
M3M, Max, Gulshan, and County Group are introducing luxury residences in Noida, with average prices ranging from ₹25,000 to ₹35,000 per sq ft.
“Noida is swiftly becoming a premium and luxury real estate destination, marking a significant transformation in the NCR’s residential scene,” stated Anshuman Magazine, Chairman & CEO for India, Southeast Asia, Middle East & Africa at CBRE. “It’s now viewed not as a mere alternative but as an aspirational target in its own right. There’s a notable shift in buyer behavior, with affluent buyers moving from traditional NCR locations to embrace the larger, master-planned environments that Noida provides.”
The development of the Noida International Airport at Jewar is catalyzing demand across multiple sectors.
Amit Modi, Director of County Group, noted that the influx of industries and startups to Noida has introduced a wave of CXOs, increasing the demand for ultra-luxury housing. His company has launched a luxury residential project in Sector 150, Noida.
Developers stress that rising prices for premium and luxury homes reflect not only strong demand but also increased costs of raw materials, land, and labor.
“Buyers are investing in a lifestyle and community that promise long-term value,” remarked Sahil Vachani, Vice Chairman and MD of Max Estates. “They seek developers with proven credibility who can deliver thoughtfully designed spaces and amenities that enhance quality of life.”
Max Group is gearing up to launch large-format residences at Delhi One, a mixed-use development along the Delhi-Noida border, with prices starting at ₹25 crore.
“Noida’s rise as a luxury apartment market indicates a broader structural change in the definition of luxury in emerging urban areas,” explained Yukti Nagpal, Director of Gulshan Group.
The Gulshan Group has recently partnered with Taj Hotels to establish serviced apartments in Noida, projected to cost between ₹35 crore and ₹40 crore.
The growth of branded developments has been a key factor in Noida’s transformation into an ultra-luxury hub.
