Nine Years Later, Gurugram Housing Project Faces Fraud Claims


GURUGRAM: Over 100 homebuyers protested on Sunday, alleging that developer Swaraj Singh Yadav cheated more than 3,000 buyers in a project located in Sector 109. Holding placards and chanting slogans, the protesters gathered outside Legend Society in Sector 57, expressing their frustration with Ocean Seven Buildtech Pvt Ltd. A buyer from the stalled Expressway Towers remarked, “This is nothing short of fraud.” They claim that despite paying in full since the project’s inception in November 2016 under the Affordable Housing Scheme (PMAY), construction currently sits at only 65%, causing significant financial and emotional strain.

In response, the company’s spokesperson clarified, “The OSB project commenced in 2018 with a completion target of 2022 (including RERA extensions), but progress was hindered by buyer protests and non-payment, leading to the suspension of our license and freezing of accounts. Nonetheless, over 90% of the work is complete. In a meeting held yesterday, the promoter assured the buyers that possession will be granted by March 2026. Today’s protest seems to be a strategic move to exert pressure on the company for unfair advantages.” However, buyers allege that both the builder and his wife, Sunita Swaraj Yadav, have diverted project funds to other investments and have refused to provide financial transparency to investigative bodies. One buyer stated, “We invested our life savings and were promised homes by 2020, but instead, we’ve been paying rent and EMIs for nearly ten years.”

A complaint has already been filed with the Economic Offences Wing (EOW-2, Manesar), citing suspected breaches under the Prevention of Money Laundering Act (PMLA), 2002.

The association pledges to escalate the matter with both state and central agencies while continuing public protests to ensure accountability.
