Nimbus Projects Gains ₹1,100 Crore Potential from UP Order


The Uttar Pradesh Industrial Development Authority (UPIDA) has instructed the Yamuna Authority to amend the land allotment for Nimbus Projects, granting an additional 1.1 million sq. ft. with a development potential valued at ₹1,100 crore.

Following the company’s revision petition, the Principal Secretary of the Industrial Development Department, Uttar Pradesh Government, has directed the Yamuna Expressway Industrial Development Authority to reassess the land allocation, considering the interest previously paid by Nimbus.

The revision petition was initiated after the company surrendered 55,219.178 sq. m. of a total of 102,995.70 sq. m. under the Project Settlement Policy (PSP). The Principal Secretary’s order, dated July 15, 2025, accepted the company’s request, effectively resolving a long-standing issue and facilitating future development.

“The favorable government order will expedite our next growth phase. We are committed to developing high-quality projects that merge design excellence with long-term value,” stated Bipin Agarwal, Chairman and Managing Director of Nimbus Projects Limited.

This decision regarding the longstanding IITL-Nimbus project case under the Unified Regulations 2025 allows the builder to acquire an extra 24,365 sq. m. with a permissible Floor Area Ratio (FAR) of 3.

Moreover, this order follows a lengthy discussion about the IITL-Nimbus The Palm Village Project, Sector-03, YEIDA, enabling Nimbus to create approximately 1.10 million sq. ft. of new saleable area.

In addition to legal and regulatory advancements, Nimbus Projects Limited reported steady operational growth for Q2 FY 2025-26. Sales bookings increased by 8.63% year-on-year, totaling ₹239 crore compared to ₹220 crore in the previous year. Total pre-sales for the first half of FY26 reached ₹311 crore, with collections rising to ₹70 crore in Q2 FY 2025-26, also reflecting an 8.63% growth.

Nimbus Projects Limited, which has been expanding its presence in Noida and Greater Noida, has ventured into the premium housing sector with the acquisition of Sunworld Arista Phase 2, featuring approximately 1.10 million sq. ft. of saleable area.
