New Noida Project Land Acquisition to Start Soon

NOIDA: The process of land acquisition for New Noida, set to be the upcoming industrial township, is about to commence.

Officials report that the Noida Authority is finalizing the compensation plan for farmers in the Dadri–Noida–Ghaziabad Investment Region (DNGIR).

The Authority will appoint officials to manage acquisition efforts across 80 identified villages in Gautam Budh Nagar and Bulandshahr districts. As one official explained, “The land acquisition will utilize a hybrid model that includes direct purchase, mutual consent, and land pooling to promote farmer involvement and ensure transparency throughout the process.”

New Noida will cover approximately 209 square kilometers and will be developed in four phases: the first phase (2023–27) will encompass about 3,165 hectares, followed by phases covering 3,798ha (2027–32), 5,908ha (2032–37), and 8,230ha (2037–41).

The compensation plan, including criteria and rates, will dictate the payments to farmers and the amount of developed land they will receive in return.

The proposal will soon be submitted to the state government for approval. Once authorized, a dedicated office will be established, staffed by four lekhpals (revenue inspectors), two tehsildars, and two naib tehsildars, who will engage with farmers and begin the acquisition process.

The Authority has noted that compensation rates will be influenced by various factors, such as a village’s proximity to Noida International Airport (NIA), current land use, and the circle rates in neighboring Greater Noida and Bulandshahr villages.

The district administration and the Authority are expected to convene soon to finalize these parameters. Initial discussions have taken place with village heads in Jokhabad and Sanwali, near the junction of the Eastern Peripheral Expressway and GT Road, where a temporary office will be set up. These locations are anticipated to be the starting points for the land acquisition process. The DNGIR Master Plan 2041 received final approval from the Uttar Pradesh government in October 2024.

Since that approval, Noida Authority has initiated several actions to implement the plan effectively. It began by identifying residential zones within the specified villages to avoid future land-use conflicts and imposed restrictions on land transactions without prior consent to mitigate speculative activities. In July 2025, two revenue officials were assigned to oversee all 80 villages—60 in Bulandshahr and 20 in Gautam Buddh Nagar—regarding illegal construction and encroachments.
