The historic residence of former Prime Minister Jawaharlal Nehru, located at 17 York Road (now Motilal Nehru Marg) in the Lutyens’ Bungalow Zone (LBZ), is expected to have a new owner soon, marking a significant transaction in India’s real estate market, according to sources familiar with the negotiations.
The asking price for the expansive 14,973 square-meter estate was ₹1,400 crore, but a prominent businessman in the domestic beverage sector has reportedly agreed to purchase it for around ₹1,100 crore.
A prominent law firm has issued a public announcement as part of the final due diligence process.
“Our client intends to acquire residential property located at Plot No. 5, Block No. 14, 17, Motilal Nehru Marg (formerly York Road), New Delhi, encompassing an area of 14,973.383 sq m. We are currently verifying the ownership title of the current proprietors, Raj Kumari Kackar and Bina Rani. Anyone asserting a claim of any kind with respect to this property must contact us in writing with supporting documentation within 7 days, after which it will be presumed that no conflicting claims exist,” the notice stated.
Raj Kumari Kackar and Bina Rani are descendants of a former royal lineage from Rajasthan.
“Given its prime location, status, and size, it is among the most coveted properties, though the steep price limits it to a select group of billionaires. Due diligence has been ongoing for a year and is believed to be nearing completion,” one source, who requested anonymity, indicated.
The total land area of the property spans approximately 3.7 acres, with about 24,000 sq ft developed.
Situated in the heart of India’s political landscape, the LBZ, master-planned by British architect Edwin Lutyens between 1912 and 1930, covers 28 sq km and includes around 3,000 bungalows primarily occupied by government officials, judges, and ministers. Approximately 600 properties in the area are owned by some of India’s wealthiest citizens.
