NBCC Requests Approval to Demolish Six Unsafe Towers in Gurugram


GURUGRAM: NBCC (India) Ltd, a government-run company, is advocating for the demolition of the remaining unsafe structures within the Green View housing project located in Sector 37D.

After previously demolishing part of the project upon its designation as uninhabitable in 2022, the company has requested additional permissions from the Department of Town and Country Planning (DTCP) to raze six more towers.

Earlier this year, DTCP approved the demolition of three towers (E, F, and G), which are currently undergoing dismantling.

NBCC officials emphasize the importance of timely approval to avert any potential accidents, as the remaining structures pose a significant risk.

In a letter dated September 9, the real estate division of NBCC requested the district town planner (enforcement) to authorize the demolition of towers A, B, C, and D, along with two EWS blocks, a school, shopping complex, and an underground tank.

The communication stated, “Given the status of the complex as uninhabitable and the risk of structural failure, immediate controlled demolition of the remaining buildings is necessary to prevent danger to life and property.”

A DTCP official confirmed that the letter has been received and is currently under review.

“We will make a decision on the request soon, considering safety issues and the interests of the allottees,” he noted.

The Green View project, launched under licence number 11 of 2009, comprised over 700 units, with 255 having been sold.

Following an order from the District Disaster Management Authority in February 2022, the complex was declared unsafe, resulting in the eviction of its residents.

Since that time, NBCC has been providing monthly rent to buyers who selected reconstruction options.

As per NBCC, out of the 255 buyers, 160 opted for refunds, 78 chose reconstruction, and 17 are still finalizing their decisions.

Most EWS allottees have agreed to reconstruction. The company assured that rental payments would continue until new flats are constructed and delivered.

The agency pointed out that redevelopment cannot commence until all unsafe structures have been removed.

An NBCC spokesperson remarked, “Accelerated demolition and reconstruction will bring early relief to homebuyers and facilitate smooth redevelopment.”

The project’s licence was renewed by the DTCP in June, extending its validity until May 2027, thereby allowing NBCC to move forward with redevelopment efforts.

Officials indicated that this new request was made to avoid delays in approvals and ensure safe, controlled work completion.
