Nagpur’s Kachipura to Host BKC-Style Commercial Hub & Housing


NAGPUR: Union Minister Nitin Gadkari announced plans for a cutting-edge commercial hub in the city, inspired by Mumbai’s Bandra Kurla Complex (BKC). This hub will be constructed on 19 hectares of encroached land at Kachipura, currently owned by Dr. Panjabrao Deshmukh Krishi Vidyapeeth (PDKV). The area, historically occupied by the Kachi community who subleased space for eateries and informal businesses, is set to be transformed into a modern urban center with a focus on inclusive development.

Speaking at a casual Diwali gathering, Gadkari mentioned, “All encroachers known as ‘Kachis’ have lost their cases in court. We will provide alternative housing for 800 families in the new buildings that will rise on this prime PDKV land. Those who run restaurants or other businesses will be offered spaces at competitive rates.” He emphasized that the project will feature advanced amenities, including swimming pools and sports facilities.

The designated land, known as Mauja Lendra, covers survey numbers 104 to 209 and lies between Kachipura and Bajaj Nagar Square, extending to Dandige Layout. Over time, informal settlements and commercial ventures—like hotels, furniture stores, and garages—have taken root on approximately six hectares without the university’s permission. Gadkari confirmed that discussions with existing occupants showed support for the redevelopment initiative.

During a review meeting on October 11, Gadkari instructed the Nagpur Municipal Corporation’s town planning department to adjust land use designations to facilitate construction. Current land reservations for a police station, bus stand, playground, and other civic services will be reorganized to accommodate the new township.

The Kachipura hub will be developed under the Design, Build, Finance, Operate, and Sale (DBFOS) model, attracting private investment for long-term sustainability. Preliminary assessments and conceptual design planning have already begun with officials from the Maharashtra State Infrastructure Development Corporation (MSIDC) and NMC. The project promises green recreational areas, modern infrastructure, and a mix of residential, commercial, and leisure facilities, establishing it as a landmark in West Nagpur.

Gadkari highlighted that the redevelopment aims to balance urban expansion with social responsibility. “This project enhances Nagpur’s economic infrastructure while ensuring fair housing solutions for affected families,” he stated. The hub is expected to significantly elevate the city’s commercial environment and serve as a benchmark for inclusive urban development.

According to RTI information obtained by activist Abhay Kolarkar, the land has historical roots dating back to British colonial times, when it was allocated to 12 families from Bihar for agricultural purposes. Despite ongoing legal battles against 22 encroachments over the past three to four decades, including some religious structures, the university initiated eviction proceedings as early as 1976, as noted in the RTI response.
