NEW DELHI: The Mumbai Housing and Area Development Board (MHADA) is set to offer 120 residential flats in various locations across Mumbai on a first-come-first-served basis, with online registrations starting on February 5, 2026, according to an official announcement.
The flats, which were previously made available through MHADA lotteries but went unsold, are located in different housing colonies managed by the Mumbai Board. Applications will be accepted via MHADA’s official housing portal.
Registrations will kick off on February 5 at 11 am, whereas online application submissions, payment of fees, and flat selection will commence from February 12, 2026, at 11 am. Applicants must pay 10% of the flat’s sale price within 48 hours after the unit is finalized, at which point a provisional offer letter will be issued online.
Out of the total flats, 84 have been constructed by the Mumbai Board, with locations including Shimpoli, Charkop (Kandivali), Antop Hill-Wadala, Tunga-Powai, PMGP-Mankhurd, and Malvani in Malad. The remaining 36 flats are sourced under Development Control Regulation (DCR) 33(5) and 33(7), situated in areas like Ghatkopar East, Kannamwar Nagar (Vikhroli), Byculla, Tardeo, Lower Parel, Sion, and JVPD (Andheri West).
After the initial 10% payment, buyers must clear the remaining balance within 90 days. An extension of an additional 90 days may be granted with applicable interest, in accordance with MHADA regulations.
This initiative forms part of MHADA’s strategy to reduce unsold housing inventory and provide ready-to-move-in units to eligible buyers through a non-lottery process.
