Manimajra Housing Project to Offer Unique Basement Parking

CHANDIGARH: The upcoming Manimajra Housing Scheme at Pocket Number 6, with a reserve price exceeding Rs 780 crore, will feature dedicated basement parking along with essential utility services. About 80% of the basement area will be reserved for parking, while the remaining space will contain utility rooms, AC plants, and other non-residential facilities. The municipal corporation (MC) has planned this feature across five distinct plot clusters, with each plot receiving its own basement parking facility.

Additionally, the scheme includes separate collector rates for both residential and commercial properties. These matters are slated for discussion at the monthly MC general house meeting on Tuesday.

Basement parking is a significant addition for Chandigarh, where such facilities are rare. “Most housing societies have stilt parking, but basement parking is almost non-existent — only one or two societies currently provide it in the city,” officials noted. The introduction of basement parking aims to offer residents of the Manimajra flats a convenient, hassle-free parking solution, adhering to all safety and fire regulations.

The successful bidder for the project will need to pay Rs 11,800 per square foot for the basement area, as specified in the tender documents. This amount is in line with the zoning plan issued by the urban planning department, which mandates basement and basement parking provisions as critical components, according to sources within the municipal corporation.

Each of the five plots in Pocket Number 6 will also feature a dedicated commercial complex. The collector rates for these commercial spaces will differ from those for residential areas, another topic set for discussion at the upcoming meeting.

Environmental Clearance

The Chandigarh administration’s environment department has instructed the civic body that the “User Agency” must secure prior Environmental Clearance (EC) from the competent authority. Under the EIA Notification, 2006, category 8(a) — applicable to building and construction projects — this clearance is a mandatory requirement before the commencement of the project.
