MahaRERA Updates Project Certificate Format for Homebuyers


PUNE: The Maharashtra Real Estate Regulatory Authority (MahaRERA) has updated its project registration certificates to better inform homebuyers and promote transparency. These revised certificates now present key project information in a clear and concise format.

For the first time, the certificate issued during project registration will include essential details such as total built-up area, the number and names of buildings and wings, approved habitable floors, as well as the status of commencement certificates and total parking spaces available for vehicles.

These crucial details, including the promoter’s and project’s name and address, are now formatted in bullet points for improved readability, as confirmed by an official speaking with TOI on Thursday.

This update is effective immediately for all new projects.

MahaRERA officials emphasize that the goal is to guarantee that all vital project details—previously required to be displayed at project sites, in advertisements, and on the MahaRERA website—are also clearly indicated on the registration certificate.

“This is another significant step toward empowering homebuyers,” stated MahaRERA chairman Manoj Saunik. He added, “To secure lifetime investments, we are dedicated to transparency and accountability. These certificates will assist buyers in verifying essential project information before making a purchase.”

Importantly, any future amendments to the project—such as timeline extensions, changes in developers, or corrections—will be reflected on an updated certificate, allowing buyers to see a current snapshot of the project’s status.

All developers are mandated to exhibit the updated certificates prominently at the project site and on the respective MahaRERA webpage. Moreover, the required QR code in advertisements will link directly to essential project details for public access.

This initiative follows a series of buyer-friendly reforms by MahaRERA, which include implementing a standardized agreement-for-sale, mandatory allotment letters, detailed parking disclosures, and clarity on amenities with delivery timelines. Several state regulators across India have adopted these model reforms, according to officials.

V. Narayan, a senior citizen who recently invested in a new property, remarked, “The revised certificate will provide homebuyers with clear and credible information at all stages of their journey. This information should have been available from the beginning.” He emphasized that details regarding the developer and their projects offer a better understanding prior to investment.
