MahaRERA resolves 5,267 complaints in 10 months, vows timely hearings


PUNE: The Maharashtra Real Estate Regulatory Authority (MahaRERA) addressed 5,267 complaints between October 2024 and July 2025, officials announced on Monday. They added that all cases filed by the end of July either received their initial hearings or were scheduled. Homebuyers typically approach the authority over issues such as delayed possession, subpar construction, or missing amenities.

To accelerate grievance resolution, MahaRERA chairman Manoj Saunik, along with members Mahesh Pathak and Ravindra Deshpande, has initiated a new protocol where hearings are scheduled within one to two months of a complaint being registered. This represents a significant improvement from past delays that often extended for several months, according to officials.

In the same 10-month timeframe, 3,743 new complaints were filed. “Homebuyers invest their life savings in homes. It’s our duty to safeguard their legitimate interests through prompt hearings and fair decisions,” stated a senior MahaRERA official.

Homebuyers and advocates welcomed the faster hearing schedule, stressing the importance of compliance. “While quicker dates are a positive change, many builders still delay possession or compensation even after orders are issued,” commented Pune resident Abhishek Jadhav.

An attorney assisting homebuyers noted that MahaRERA has indeed enhanced its efficiency, but enforcing its orders remains critical for effective relief.

Officials emphasized that preventing disputes is as essential as resolving them. Now, every new project undergoes a three-step scrutiny—legal, financial, and technical—by independent panels before receiving approval. Projects that do not meet the required criteria are rejected, they explained.

“Our goal is not only to address complaints but also to ensure that projects are viable from the outset so that buyers’ investments are secure and opportunities for disputes are significantly reduced,” another MahaRERA official stated.

Data indicates that since its inception in May 2017, MahaRERA has received a total of 30,833 complaints, out of which 23,726 have been resolved. Notably, 79% of the complaints originated from projects launched prior to RERA’s implementation.

Of the resolved cases, 23,661 were linked to 3,523 pre-RERA projects, while 6,218 complaints were associated with 2,269 projects registered after the establishment of the regulator. Currently, Maharashtra has 51,481 registered projects, with complaints filed against 5,792 of them.

Complainants who have been waiting for years urged the authority to maintain its momentum and expedite the resolution of all cases. “This progress should not be a one-time phase; it must continue to ensure effectiveness,” remarked a complainant who recently attended his initial hearing.
