MahaRERA Registers 200 Projects in One Day, 809 in Two Weeks


In a significant initiative to expedite project approvals across Maharashtra, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has authorized an unprecedented 200 housing projects in a single day on the eve of Dussehra, totaling 809 applications approved over the last two weeks amidst heightened activity during the festive season.

These approvals include new registrations, timeline extensions, and amendments to existing projects, ensuring compliance with technical, legal, and financial standards. The regulator emphasizes that these approvals are part of broader efforts to uphold regulatory integrity while facilitating timely housing project execution throughout the state.

The importance of these approvals is underscored by the ongoing demand for housing and consistent sales momentum in key real estate markets, where developers are actively introducing new inventory to satisfy sustained buyer interest and absorption rates.

Of the 809 applications processed, 405 were for new registrations, 209 were for timeline extensions, and 195 were for project corrections, according to data from MahaRERA.

Officials state that these approvals reflect a structured review process designed to strike a balance between compliance requirements and the need for timely project advancement.

Pune emerged as the leader in approvals, with 122 new projects, followed by the Mumbai Metropolitan Region (MMR) which accounted for 197 projects, including 63 projects in Mumbai city and suburbs, 58 in Thane, 41 in Raigad, 22 in Palghar, 9 in Ratnagiri, and 4 in Sindhudurg.

Other regions also saw notable approvals, with Vidarbha having 31 projects (20 from Nagpur, 5 from Amravati, 4 from Akola, and 2 from Chandrapur), and Khandesh securing 29 approvals (23 from Nashik, 5 from Ahilyanagar, and 1 from Dhule). Marathwada recorded 9 approvals, including 5 from Chhatrapati Sambhajinagar, 3 from Jalna, and 1 from Latur.

From April 25 to September 25, MahaRERA approved 4,940 project-related proposals statewide, comprising 2,039 fresh registrations, 1,748 extensions, and 1,153 corrections.

Officials noted that the focus remains on approving projects that meet stringent legal, technical, and financial criteria, promoting transparency and mitigating procedural delays that could disrupt project timelines.

Industry experts suggest that the surge in approvals reflects ongoing development activity within Maharashtra’s real estate market, especially in Pune and MMR, which together account for over 75% of new registrations.

Experts believe these approvals signal both an increase in housing supply and continued buyer demand across urban and peri-urban areas. This robust pipeline of approvals is expected to provide developers with clear guidance for upcoming construction activities while maintaining compliance with established standards.
