Maharashtra Minister: Intensifying Recovery of MahaRERA Dues

MUMBAI: The government is poised to take stringent measures to recover outstanding dues under the Maharashtra Real Estate Regulatory Authority (MahaRERA), as stated by state minister Shambhuraj Desai in the assembly on Thursday.

In response to BJP MLA Atul Bhatkhalkar’s inquiry about the non-implementation of MahaRERA orders for compensating homebuyers, Desai mentioned that the government aims to elevate the recovery rate beyond 34 percent.

The Centre has urged states to ensure effective RERA implementation for the benefit of homebuyers, with Prime Minister Narendra Modi reviewing the situation with chief secretaries from all states and promoting a robust recovery strategy. Desai added, “The state government has directed all district collectors to expedite the recovery process. Officials are tasked with identifying properties owned by defaulting builders through land records, stamp and registration departments, property tax departments, company registration authorities, and if necessary, the income tax department.”

Furthermore, properties belonging to developers in different districts will also be pinpointed, and recovery will be conducted via the Revenue Recovery Certificate (RRC) process, according to the minister.

Desai noted that the chief secretary has been conducting review meetings with divisional commissioners and district collectors, with special emphasis placed on districts such as Kolhapur, Mumbai, and Palghar, where recovery rates are particularly low.

Deputy Chief Minister and Housing Minister Eknath Shinde has also mandated regular review meetings with officials, emphasizing that strict actions will be taken to enhance the recovery rate, as stated by Desai.
