BENGALURU: The Karnataka Real Estate Regulatory Authority (K-RERA) has ordered SL Plotted Development Projects Private Limited (SLPDPPL) to fulfill all promised amenities and ensure basic infrastructure at the Shriram Godhuli Layout project within six months, in accordance with the initial layout plan and sale deed commitments. This directive, issued on August 13, follows complaints from 52 purchasers of plots near Kathriguppe village in Chikkaballapur taluk.
The K-RERA judgment notes, “The brochures, sale deeds, agreements, and submissions from complainants confirm that essential amenities—such as electricity, water, and sewage systems—are incomplete. Even key infrastructures like the overhead water tank, electricity connections, and sewage treatment plant are missing. After more than 10 years, there has been no significant development on any promised amenities.”
The Authority has also instructed the respondents to present a comprehensive project completion report, including a work timeline and financial resources, within 30 days from this order.
Complainants have welcomed this ruling as a crucial step after prolonged delays. Raghavan, a plot owner, expressed hope: “This latest order gives us confidence as K-RERA has mandated Shriram Land to meet its obligations within six months. Buyers can also pursue compensation claims.”
Sujaya N Jagadish, another plot owner and RTI applicant, shared her relief: “Investing in plots from Shriram Land’s SLPDPPL, trusting their esteemed brand, has left over 450 plot owners—mostly senior citizens—distressed despite years of follow-ups with various governmental departments. The K-RERA order brings a sense of hope and relief.”

A fellow plot owner, who wishes to remain anonymous, highlighted the importance of vigilance: “Government watchdogs must closely monitor DTCP, RDPR’s Gram Panchayat, ZP, and others to prevent covert dealings between developers and officials. The truth will ultimately surface if victims persist in their efforts. Unfortunately, we have lost years, impacting national progress.”
Vaidyanathan, another plot owner, called the verdict groundbreaking: “The plot owners of Shriram Godhuli now hold the necessary legal rights to compel SLPDPPL of Shriram Land to honor their commitments made during the sale of the plots.”
