Karnataka Housing Board Approves 43-Acre Township in Yelahanka


BENGALURU: The Karnataka Housing Board’s (KHB) ambitious integrated township project in Chikkajala, Yelahanka, is on track despite ongoing land disputes. The project is anticipated to include a multi-storied residential complex, a commercial center, a star hotel, and office spaces.

Recently, the cabinet gave its approval for the project, which will operate under a public-private partnership (PPP) model on a 43-acre site, with an estimated cost of Rs 2,930 crore. However, ownership issues regarding the land remain a concern.

The land acquisition saga dates back 23 years when KHB secured 95 acres and 13 guntas across multiple survey numbers in Chikkajala and Meenukunte village. Landowners have challenged the acquisition in both the high court and Supreme Court.

Nevertheless, 43 acres of land have been cleared for development after owners provided consent letters to KHB, requesting compensation based on a 50:50 land-sharing agreement. “This consent was even submitted as a joint memo in the high court, resulting in the withdrawal of pending cases by these specific landowners,” officials noted.

The urban development department commented: “Given that the 43 acres is consolidated and strategically located, we decided to move forward with the township project without waiting for the resolution of disputes regarding the remaining 52 acres in court.”

Officials believe the proposed project will attract considerable demand due to its prime location and financial viability. Pricing will reflect the investment made in the project.

The finance department projects that the project will yield Rs 4,182 crore in revenue, with a cost of Rs 2,930 crore. “This means an expected profit of Rs 1,252 crore for the Board from this project,” the department highlighted, emphasizing that KHB will not bear additional investment costs beyond sharing developed property with landowners.

The cabinet approved the project with the stipulation that construction commences only once all necessary approvals, including land-use changes and development plan clearance from the Bengaluru International Airport Area Planning Authority (BIAAPA), have been secured. The development will be carried out in partnership with reputable private companies and developers.
