Jaguar Land Rover Leases 146,000 Sq Ft at Brigade Tech Gardens


Jaguar Land Rover Technology and Business Services India has leased 146,000 sq ft of office space at Brigade Tech Gardens in Bengaluru, marking a significant GCC-driven transaction.

Documents indicate that the lease encompasses multiple floors: parts of the ground and first floors, along with the entirety of the fifth and eighth floors, substantially expanding Jaguar Land Rover’s presence at the Brookefield campus.

The lease entails a warm-shell rental of ₹65 per sq ft per month, with the total estimated monthly expenditure, including fit-out costs, at around ₹1.67 crore. Jaguar Land Rover has committed to a five-year term with a security deposit of ₹10.10 crore,” as noted in the lease registration documents provided by Propstack. “The lease includes a 15% escalation every three years, highlighting strong demand for pre-committed spaces in high-occupancy business parks,” it added.

With this latest transaction, Jaguar Land Rover’s overall footprint at Brigade Tech Gardens increases to over 204,000 sq ft. “The newly registered space consists of two lease deeds—67,065 sq ft and 79,751 sq ft—reflecting pre-commitments made in December 2023. For the 67,065 sq ft section alone, the company is incurring a monthly fit-out rent of ₹65.95 lakh, approximately ₹98.35 per sq ft,” the document emphasized.

Market experts highlight that, despite general caution among global technology firms, sectors such as mobility engineering, automotive R&D, and digital capacity hubs are holding firm. “GCCs in automotive, aerospace, and healthcare continue to drive Bengaluru’s demand. These areas require specialized talent pools, and companies prefer established clusters with proven infrastructure support,” remarked a senior commercial leasing executive monitoring the deal.

The Brookefield–Whitefield region, home to several such parks, continues to attract significant renewals and expansions, even as tenants take a more extended time to finalize transactions amid the current macroeconomic conditions.

Consultants observe that many pre-commitments from the post-pandemic leasing surge of 2022–23 are now being registered, enhancing transparency for 2025 absorption forecasts. “Delayed registrations are accumulating in the data, making quarterly absorption figures appear inconsistent. However, the overall trend remains steady—GCCs are likely to constitute 45–50% of Bengaluru’s office leasing in 2025,” commented a real estate analyst.

Jaguar Land Rover’s technology center in India has been progressively expanding its digital engineering competencies—from software-defined vehicle architectures and autonomous systems to electrification frameworks and cloud-led mobility solutions. Bengaluru stands as one of its largest offshore hubs globally, making the acquisition of long-term, large-format spaces pivotal for its future growth plans.
