NEW DELHI: In the April-June quarter, India’s 28 publicly listed real estate companies collectively sold properties valued at approximately Rs 53,000 crore, with Prestige Estates recording the highest sales.
According to regulatory filings, the total sales bookings for these firms amounted to Rs 52,842 crore for the first quarter of the financial year.
Bengaluru’s Prestige Estates Projects Ltd led the sector with pre-sales reaching Rs 12,126.4 crore during this period.
DLF Ltd, recognized as the largest real estate firm by market capitalization in India, secured the second spot with pre-sales of Rs 11,425 crore, mainly due to demand in the luxury home market of Gurugram.
Additionally, Godrej Properties from Mumbai reported Rs 7,082 crore in sales, while Lodha Developers registered Rs 4,450 crore in property sales during the June quarter.
In the Delhi-NCR region, Signature Global reported pre-sales of Rs 2,640 crore during this quarter.
Remarkably, these top five developers accounted for 71% of the combined sales booked by the 28 listed real estate companies.
Most of these sales were linked to residential properties, which have seen a surge in demand following the COVID-19 pandemic. Major branded developers have especially benefited from this revival in both volume and value, as homebuyers are becoming more cautious.
Other notable sellers included Bengaluru’s Sobha Ltd and Delhi’s Omaxe Ltd, with pre-sales of Rs 2,079 crore and Rs 2,001 crore, respectively.
Mumbai’s Oberoi Realty Ltd and Kalpataru Ltd reported sales of Rs 1,639 crore and Rs 1,249 crore, respectively.
Bengaluru’s Puravankara Ltd and Brigade Enterprises Ltd achieved pre-sales of Rs 1,124 crore and Rs 1,118 crore, respectively.
Sales bookings for Mumbai’s Keystone Realtors, under the Rustomjee brand, reached Rs 1,068 crore.
In the sub-Rs 1,000 crore category, several players made notable sales.
Sunteck Realty from Mumbai recorded Rs 657 crore, while Pune’s Kolte-Patil Developers Ltd noted Rs 616 crore in pre-sales.
Mahindra Lifespace had pre-sales of Rs 449 crore, and Shriram Properties Ltd reported Rs 441 crore.
Sales for Delhi’s Ashiana Housing Ltd totaled Rs 430.97 crore.
Pre-sales for Mumbai’s Aditya Birla Real Estate Ltd and Raymond Realty Ltd were Rs 422.5 crore and Rs 306 crore, respectively.
Delhi-NCR’s TARC Ltd sold properties worth Rs 225 crore, while Lucknow’s Eldeco Housing & Industries Ltd reported Rs 221.11 crore in pre-sales, and Max Estates Ltd nearly Rs 220 crore.
Bengaluru’s Embassy Developments Ltd recorded Rs 198 crore in the April-June fiscal period.
Ahmedabad’s Arvind Smartspaces Ltd reported sales bookings of Rs 175 crore.
Several Mumbai-based companies, including Arihant Superstructures Ltd and Arkade Developers Ltd, reported sales of Rs 150.6 crore, Rs 142 crore, Rs 108 crore, and Rs 81 crore, respectively.
Some listed firms did not disclose their sales figures, an essential aspect for performance evaluation.
Recognizing revenue from these sales can take time, as it is dependent on project completion.
Unlisted real estate companies generally do not report their quarterly and annual sales figures.
In the 2024-25 financial year, 26 major listed real estate firms of India achieved property sales totaling Rs 1.62 lakh crore.
Godrej Properties Ltd was the leading performer last fiscal year, achieving nearly Rs 30,000 crore in sales bookings.
