NEW DELHI: By the end of December 2025, Hyderabad witnessed a notable increase in registration activity within its residential property market, with a 14% year-on-year rise in home registrations. Despite seeing a slight decrease in full-year volumes, the numbers reflect a positive trend, as reported by Knight Frank India.
In December 2025, Hyderabad registered a total of 6,600 residential properties valued at ₹4,399 crore, marking the third-highest month of the year for registrations. For the entirety of 2025, the city recorded 75,222 home registrations, a 2% decline compared to the previous year, but the total value of registered properties surged by 11%, reaching ₹52,351 crore.
Homes valued above ₹1 crore constituted 18% of total registrations in December 2025, an increase from 15% in the prior year. This segment alone accounted for 48% of the transaction value for the month, with registrations of homes priced over ₹1 crore experiencing a remarkable 37% year-on-year growth in December.
Shishir Baijal, Chairman and Managing Director, stated, “While overall registrations were slightly lower compared to last year, the 11% increase in transaction value indicates a significant shift toward higher-value housing. The 35% year-on-year growth in registrations for homes priced above ₹1 crore reflects a sustained buyer confidence in larger, more premium residences.”
This trend was consistent throughout 2025, with homes priced above ₹1 crore recording a 35% year-on-year increase for the full year. This category made up 20% of overall registrations, up from 14% in 2024, and represented about half of the total transaction value, compared to around 40% the previous year. Key areas driving premium housing activity included Kokapet, Kondapur, Puppalaguda, Nanakramguda, Narsingi, and Gaganpahad.
In terms of unit sizes, homes in the 1,000–2,000 sq ft range dominated the registrations, accounting for nearly 68–69% of the total. Properties larger than 2,000 sq ft made up 14–16% of registrations, reflecting a steady demand for spacious residences.
Regionally, Rangareddy led in registrations, contributing 44–46% of transactions, followed by Medchal–Malkajgiri at 40–41%. Hyderabad district accounted for the remaining 14–15% of registrations. The weighted average residential prices across Hyderabad rose by 5% year-on-year in December 2025, with Sangareddy and Rangareddy noting sharper increases of 17% and 13%, respectively.
High-value transactions were also prominent, with the five most significant deals in December surpassing ₹7 crore each; four took place in Rangareddy (West) and one in Hyderabad (Central).
