Hyderabad Land Auctions Fall Flat, Most Plots Remain Unsold

HYDERABAD: The Telangana government is making efforts to increase revenue through land auctions, though the Hyderabad Metropolitan Development Authority (HMDA) encountered a tepid response for its recent offerings, with most plots remaining unsold. In Turkayamjal, only two bidders showed interest in the 12 available plots, indicating a lack of market enthusiasm.

After a two-year pause, HMDA resumed land auctions, offering 93 open plots for bidding from September 17-19 across the city. This include 70 plots in Bachupally, 12 in Turkayamjal, and four each in Kokapet, Poppalguda, Chandanagar, and Bairagiguda in the Rangareddy district. An additional seven plots were listed in Gandi Maisamma, Suraram, Medipally, and Bachupally village in the Medchal Malkajgiri district.

Despite the extensive offering, no plots sold, and HMDA has yet to comment on the results—a noticeable break from their usual practice of issuing press releases. Metropolitan commissioner Sarfaraz Ahmad did not respond to inquiries about the low turnout.

Insiders at HMDA suggest that high upset prices and poorly timed scheduling contributed to the lack of sales. For example, an 8,591 square yard plot had an upset price of ₹1.75 lakh per square yard, another 1,630 square yard plot in Puppalaguda was set at ₹1.20 lakh per square yard, and a 484 square yard plot in Chandanagar was listed at ₹1.05 lakh per square yard. Prices for the remaining plots ranged from ₹35,000 to ₹70,000 per square yard, pricing many potential buyers out of the market.
