Greater Noida Seals 100 Illegal Flats, Recovers 54,000 sq m

NOIDA: The Greater Noida Industrial Development Authority (GNIDA) has recovered over 54,000 square meters of encroached land in five villages in the last two weeks, intensifying efforts against illegal construction in environmentally sensitive areas near the Hindon floodplain.

According to officials, the campaign, which took place over the past 16 days, covered Kheda Choganpur, Bhanota, Haibatpur, Chipiyana Khurd, and Rohillapur. As a result, eight unauthorized residential towers with over 100 flats were sealed, and several unlawful structures were demolished.

On Friday, the Authority’s team dismantled illegal constructions at Shivam Enclave in Haibatpur village, clearing nearly 7,000 square meters of encroached land. GNIDA’s general manager (projects), AK Singh, stated that the action was taken under directives from the National Green Tribunal.

This marked the second significant enforcement action in Haibatpur within ten days. On January 28, the Authority reclaimed around 6,000 square meters of land in the same village. Despite being in a restricted zone where construction is banned, building activities have persisted despite multiple cease-and-desist orders.

Another demolition operation took place on Friday in Chipiyana Khurd, where illegal houses and boundary walls occupying approximately 2,000 square meters were removed. On Thursday, GNIDA teams dismantled boundary walls and other unlawful structures spanning 18,000 square meters across two parcels in Rohillapur, in response to complaints about unauthorized plotting in the floodplain.

In Bhanota village, the Authority has conducted several operations this year. On February 4, illegal constructions covering around 10,000 square meters were removed, freeing land valued at about ₹20 crore. GNIDA noted that colonizers attempted to create an unauthorized colony by fencing off and subdividing the land into plots, and warned that any rebuilding attempts would face legal action.

Earlier, on January 20, an additional 11,340 square meter area in Bhanota was cleared after colonizers allegedly began unauthorized plotting by erecting boundary walls without proper approvals.

Action was also taken in Kheda Choganpur on January 29, when eight residential towers constructed on a designated plot were sealed. Officials indicated that these towers, which housed over 100 flats, had been built without sanctioned plans or approvals. The flats were vacant at the time of sealing, and prior notices had been issued. An FIR has also been lodged in this case.

Additional Chief Executive Officer Sumit Yadav emphasized that construction in notified areas without prior permission or approved maps is prohibited, and actions against illegal construction and unauthorized colonies will persist. He urged potential buyers to verify land records and approvals with GNIDA’s land records department before making any land or flat purchases.
