PANAJI: The Goa Real Estate Regulatory Authority (Rera) has introduced new guidelines prohibiting builders and realtors from including disclaimers in advertisements for housing or commercial projects in the state.
According to a notification from Rera, vague descriptions of project amenities will also be deemed misleading. Rera Secretary Paresh Faldesai stated, “Amenities promised in the agreement or brochure need to be clearly specified. A simple mention of 11+ amenities will be considered misleading at first glance.”
The circular, directed to the Confederation of Real Estate Developers’ Associations of India (Credai) and the Goa Association of Realtors, emphasizes that all real estate advertisements must feature the Goa Rera registration number, which should be prominently displayed in the top right corner of the ad.
The regulations also extend to online platforms advertising real estate projects and listings in the state. Faldesai clarified that no disclaimer clauses, such as “terms and conditions apply,” should appear in these advertisements.
Builders often promote new housing projects by showcasing images of luxurious amenities while adding disclaimers that these are for representational purposes. Additionally, they frequently emphasize proximity to essential services like hospitals, schools, and public transport. Rera aims to address such practices.
“The precise location of the project as per the approved plan must be included in the advertisement. Travel times should not be stated, as these can vary with traffic conditions,” the Rera circular specified.
