Glada Recovers ₹25 Crore from Illegal Colonies in Ludhiana


LUDHIANA: The Greater Ludhiana Area Development Authority (GLADA) has sharpened its focus on regulating the local real estate sector, issuing numerous new licenses and recovering significant debts over the past six months.

From July 2025 to January 31, GLADA concentrated on enforcing the Punjab Apartment and Property Regulation Act (PAPR Act), 1995, to combat unauthorized housing and promote organized urban development. The licensing branch reported a successful period aimed at improving transparency for homebuyers and accountability for developers.

During this time, 33 new licenses were granted to residential colonies to ensure compliance with legal and infrastructure standards. Additionally, 15 promoter registrations were issued to validate eligibility for managing large projects, along with two estate agent certificates to formalize the role of intermediaries in property transactions.

Financial Recovery and Enforcement

In a significant achievement for the state treasury, the department recovered approximately ₹25 crore in outstanding dues from defaulting developers. This recovery aligns with an extensive crackdown on illegal developments. GLADA officials have proactively taken measures to prevent the unchecked growth of unauthorized colonies.

Authority officials issued a strong warning to the public, urging residents to conduct thorough research. “We advise residents against investing their hard-earned money in any illegal colony,” a GLADA official stated, emphasizing that unauthorized settlements often lack basic infrastructure and legal protection.
