GHAZIABAD: The Ghaziabad Development Authority is preparing to file a new FIR against Ansal Properties and Infra Ltd due to a cave-in at their Sushant Aquapolis Integrated Township that resulted in several vehicles being submerged in rainwater.
The incident occurred during heavy rainfall on Thursday, exposing alleged violations by the developer. The downpour caused a 15-foot-deep crater in the basement of Apple Tower-7, where an unfenced section allowed water and debris from the nearby Shahberi drain to flood the parking area. During an inspection, GDA vice-chairperson Atul Vats identified significant infrastructural shortcomings.
“The developer’s negligence in fencing one side of the basement caused this massive crater. What’s even more alarming is that residents were handed possession without completion certificates,” stated Vats.
The township, established on 153 acres in Dundahera near Crossings Republik in 2006, has faced ongoing issues with incomplete development work. According to residents, the developer has not implemented essential infrastructure, including sewage treatment plants, water systems, internal roads, boundary walls, and parks, as required by the state government’s integrated township policy.
This isn’t the first time Ansal Properties has encountered legal troubles. In March, the GDA filed multiple FIRs against the developer for offenses like cheating, forgery, and criminal conspiracy. Allegations also included discrepancies in allocating units under EWS and LIG categories, reportedly involving forged documents. “The FIRs were filed under various BNS sections, including 318(4) for cheating and 338 for forgery,” an official disclosed.
Despite receiving numerous written and verbal communications, the developer has shown no initiative to rectify the development issues, the official further explained.
Though Ansal Properties previously dismissed the claims as “fabricated” aimed at harassment, the recent cave-in has strengthened the GDA’s determination to take strict action against the developer for jeopardizing resident safety and neglecting infrastructure commitments.
