GHAZIABAD: The Ghaziabad Development Authority (GDA) has commenced land acquisition for the Harnandipuram project, distributing over Rs 5 crore in compensation to approximately 25 farmers so far.
According to GDA Vice Chairperson Atul Vats, “Land acquisition can be challenging. For the Harnandipuram township project, we need to acquire 336 hectares from five villages. The process is underway, with a sale deed worth Rs 43 lakh recently executed for 759 sqm of land in Nangla Feroze Mohan Nagar, marking the first transaction for the township.”
In the last month, more than 25 farmers have finalized sale deeds totaling over Rs 5 crore. “This is a promising start and may encourage more farmers to participate. A committee led by the District Magistrate (DM) has been established to determine land rates for Harnandipuram, which have been set at four times the DM circle rates per the Land Acquisition (Rehabilitation & Resettlement) Act, 2013. We’re also open to mutually agreed rates,” Vats added.
The estimated cost for land acquisition is Rs 2,384 crore, including a 7% stamp duty and a 1% registration charge. The five villages earmarked for acquisition are Mathurapur, Shamsher, Champatnagar, Bhanera-Khurd, and Nangla Feroze Mohan Nagar, with varying compensation structures due to differing circle rates.
Farmers in Mathurapur, where 14 hectares will be acquired, will receive Rs 4,080 per sqm, compared to the current rate of Rs 1,020. In Shamsher, which requires 86 hectares, the rate is Rs 6,760 per sqm, up from Rs 1,690. Farmers in Champatnagar, giving up 33 hectares, will receive Rs 4,040 per sqm versus the current Rs 1,010. In Bhanera-Khurd, for 9 hectares, the compensation rate is set at Rs 4,240 per sqm, up from Rs 1,060. Lastly, the largest acquisition of 192 hectares from Nangla Feroze Mohan Nagar will provide compensation of Rs 7,200 per sqm, an increase from the existing Rs 1,800. The state government has allocated Rs 400 crore under the CM Urban Expansion New City Promotion Scheme for Harnandipuram’s development.
Land acquisition will proceed in phases, with the initial phase targeting 336 hectares across five villages. The planned township will span an area of 521 hectares.
