Germany’s Bernhard Schulte Acquires Mumbai Office Space


Global maritime giant Bernhard Schulte Shipmanagement (BSM) has acquired a custom-built six-floor office space in the Kalpataru Virtus project, located at the LBS-JVLR junction in Mumbai’s Vikhroli suburb, for more than Rs 304 crore, according to sources familiar with the matter.

This acquisition, finalized on Thursday, represents one of the largest office space purchases by an international shipping company in India.

“This new office will become BSM’s headquarters in India, bringing together its ship management, crewing, technical, and digital operations, while also allowing room for growth,” stated one insider.

The company has acquired approximately 1 lakh sq ft of office space from the 15th to the 20th floors of Kalpataru’s commercial tower, which is projected to be completed by December 2027. The project includes a basement, ground floor, ten levels of podium parking, and 20 office floors, with a total carpet area of around 2.81 lakh sq ft.

This transaction adds to Kalpataru’s recent activities in its commercial sector, where the listed firm has recorded commercial sales of around Rs 1,200 crore in the past year, currently holding about 2.5 lakh sq ft of carpet area across its developments.

The new office is expected to enhance BSM’s local operations and improve coordination among its business divisions. This deal highlights the growing trend of multinational corporations opting for purpose-built, owned office spaces for their operations in India.

“This investment underscores our commitment to India as a strategic location for our global ship management activities and its burgeoning maritime sector. India is critical for BSM due to its large pool of skilled seafarers and increasing significance in global trade,” a BSM spokesperson confirmed via email.

Over recent decades, the company has consistently expanded its presence and invested in training facilities, such as the Maritime Training Centre in Kochi, to nurture talent and satisfy the global demand for qualified crews. The market also presents avenues for BSM’s additional services, including technical consultancy and specialized maritime offerings.
