GDA to Accelerate Indirapuram Township Amid Price Surge

GHAZIABAD: The Ghaziabad Development Authority (GDA) is ready to expedite work on the long-stalled Indirapuram Extension township project, prompted by a significant rise in property prices and renewed housing demand in the vicinity.

Spanning 230 acres along the Delhi-Meerut Expressway, this project was first introduced nearly two decades ago but faced delays due to farmers’ protests concerning land acquisition. Now, with the market gaining momentum, the GDA vice-chairperson has instructed the engineering department to create a comprehensive layout plan.

As per GDA officials, the average circle rates in Indirapuram are pegged at Rs 8,825.7 per square foot, with market prices soaring by 73% from 2021 to 2025. In 2021, home prices ranged between Rs 4,400 and Rs 5,400 per square foot, while by 2025, they have escalated to Rs 8,100 to Rs 9,000 per square foot.

Of the total 230 acres planned, the GDA currently owns 96 acres, with 29 acres already sold. There are still acquisition challenges for 103 acres.

In June, the Authority reclaimed 24 acres in Kanawni, valued at approximately Rs 800 crore, after resolving a long-standing encroachment issue. GDA intends to incorporate this land into the development.

“Indirapuram saw a 19% price increase in FY 2025, double the city’s average growth of 9%,” noted a representative from CREDAI-NCR. “Recent amendments to the UP Building Bylaws, 2025, now allow for increased vertical development and higher Floor Area Ratio (FAR) limits, making high-rise group housing more feasible.”

Previously, the FAR was limited to 2.5 in developing areas and 1.5 in developed zones, alongside stringent ground coverage and density regulations. The updated guidelines now allow an extra 5% FAR for commercial facilities—either on the ground floors of residential towers or in separate structures—and another 5% for community amenities.

Developers attribute the rise in interest to better infrastructure.

“The introduction of rapid rail services and NH-9 has significantly improved connectivity for Indirapuram, Siddharth Vihar, and Crossings Republik,” stated Shailendra Sharma, chairman of Renox Group, a property developer. “The upcoming flyover and metro expansion will further enhance demand across various micro-markets in the city.”
