Founder of Data for India Buys Vasant Vihar Plot for ₹113 Crore

Akhil Wable, the founder of DataforIndia, has purchased a 1,280-square yard plot in Vasant Vihar for Rs 113 crore from Eleannt Enterprises.

The South Delhi-based real estate firm acquired the plot for Rs 95 crore earlier this year and paid Rs 6.65 crore in stamp duty.

However, sources indicate that local authorities are denying permission for construction due to the plot’s proximity to the ridge area.

In May, RealtyDailyNews reported that Eleannt Enterprises had executed one of South Delhi’s most expensive land deals.

“South Delhi demonstrates a strong demand for real estate. Limited inventory from owners looking to sell has created a competitive market, resulting in significant price increases. Transactions in Vasant Vihar now range between Rs 9–12 lakh per sq. yd,” commented Ankur Jalan, CEO of Golden Growth Fund, a Category-II real estate-focused Alternative Investment Fund (AIF).

Recently, Golden Growth Fund secured a land parcel in Neeti Bagh, further highlighting South Delhi’s real estate potential, estimated at Rs 5.65 lakh crore.

Data indicates that around 18,446 plots are available across 42 Category A, B, and C colonies in South Delhi, with sizes varying from 125 to 1,750 square yards and average prices between Rs 6–15 lakh per square yard.

The Municipal Corporation of Delhi (MCD) categorizes all colonies into eight classes—A, B, C, D, E, F, G, and H, determining circle rates, property tax rates, and stamp duty based on these classifications.

Notably, the most valuable colonies are primarily located in South Delhi’s Categories A and B.

There are approximately 3,704 plots in 13 Category A colonies, with sizes ranging from 200 sq. yd to 1,200 sq. yd, and around 12,720 plots in 27 Category B colonies, ranging from 125 sq. yd to 1,750 sq. yd, according to the data.

Categories A and B include prestigious areas like Mayfair Garden, Panchsheel Park (N, S, and E Blocks), Sadhna Enclave, Anand Niketan, Vasant Vihar, Shanti Niketan, Westend, Chanakyapuri, Golf Links, Jor Bagh, Sundar Nagar, Maharani Bagh, Chirag Enclave, Greater Kailash, Green Park, Gulmohar Park, and Niti Bagh.
