Executive Centre Secures 200,000 Sq Ft in HITEC City, Hyderabad


The Executive Centre India has secured a lease for 200,000 sq ft of premium office space in the Avance Business Hub (H09), HITEC City, Hyderabad, from Phoenix Infocity Private Limited.

This agreement, formalized in a lease deed on February 6, 2026, and registered on February 20, 2026, highlights the growing need for flexible workspaces in major IT hubs across India, according to documents from Propstack.

The lease encompasses the third and fourth floors (office levels 8 and 9) of the warm-shell condition building in Gachibowli Village, Serilingampally Mandal. With a base rent of ₹110 per sq ft per month, the total monthly cost amounts to ₹2.24 crore, subject to a 5% annual increase. The 60-month lease period will commence on February 1, 2026, but rent payments will start on August 1, 2026, allowing for a rent-free fit-out period of six months.

The security deposit is set at ₹14.39 crore, which will be refunded at the end of the term, subject to deductions for any outstanding dues or damages. The lease grants access to shared areas, parking, and maintenance services including 24/7 security, housekeeping, power backup, and elevators, in line with the site’s SEZ status and amenities like food courts and clinics.

Based in Hong Kong, The Executive Centre—an industry leader in premium flexible workspaces—is rapidly expanding in India, with an investment of ₹125 crore planned for eight new centers adding 260,000 sq ft across cities including Hyderabad. The lease includes a three-year lock-in period, requires a six-month notice for termination after the lock-in, and specifies arbitration for any disputes under Hyderabad jurisdiction. Fit-out specifications must adhere to green building standards, ensuring safety and prohibiting structural changes without prior approval.

The office market in Hyderabad remains strong, with the Avance Business Hub conveniently accessible via metro and the Outer Ring Road. Propstack data indicates that such leases are indicators of investor confidence in Telangana’s IT corridor, where demand for flexible space has surged following the pandemic.
