GURUGRAM: The Department of Town and Country Planning (DTCP) has served a show-cause notice to a developer and a resident welfare association (RWA) over alleged violations of the sanctioned layout plan and licensing conditions as stipulated under the Haryana Development and Regulation of Urban Areas Act, 1975.
The notice, dated August 20, 2025, addresses Experion Developers Pvt Ltd (previously Gold Developers Pvt Ltd) and the Windchants Condominium RWA in Sector 112, following a complaint about irregularities within the residential project.
The notice mandates that Experion Developers and the Windchants Condominium Association promptly rectify the alleged infractions and revert the project to its approved design.
Failure to comply may lead to the cancellation of existing licenses and the potential denial of future permits, as well as further legal repercussions under the Act.
Referencing Section 38 of the Act, the department emphasized that no one is allowed to construct or modify buildings in a colony unless it adheres to the approved plans. Any violations could trigger legal action.
They are also required to submit a written explanation, along with relevant documents such as the approved layout plan, occupation certificate, and other necessary permits.
A personal hearing is scheduled for September 9 at the district town planner’s office in Sector 14.
Following an inspection, the department identified several deviations from the approved plan, including the transformation of two designated fire tender paths into green spaces, which hampers emergency vehicle access.
The department also noted that the developer had sold setback land located between the 10-metre and six-metre paths that were meant to remain vacant as prescribed in the plan.
